What's with the Flowers?

Often asked if I have a flower business. I laugh every time. The truth? It has nothing to do with real estate and everything to do with my compassion for inspiring others. Every flower is a gentle reminder to the woman I meet: You are seen, you are valued, you are appreciated. No occasion. No reason needed. Everyone who accepts my gift inspires me to keep giving and uplifting others. And if I can make just one person's day a little brighter with a flower, then why not?

What does PSA mean?

Pricing Strategies Advisor, a Real Estate professional who is skilled in pricing properties, comparing apples to apples. Analysing comparative market data, helping sellers make a decision on a fair market price based on supply & demand.

What areas do you serve?

Vanessa works throughout Modesto, Stanislaus County, and the surrounding Central Valley, including Riverbank, Oakdale, Escalon, Salida, Ceres, Turlock, Ripon, Manteca, Tracy, Lathrop, Patterson, Newman, Hughson, and Waterford.

What kinds of homes and properties do you work with?

Residential and luxury homes, first-time purchases, move-up and downsizing moves, commercial property, and ranch and river property across the valley. If you are not sure your situation fits neatly into one of those, that is exactly the kind of thing a first conversation sorts out.

Through the sales comparison approach, considering the difference between the subject & each comparable. Helping Sellers understand the market forces, and provides live data market insight from price range to listing price, bringing you to a successful closing.

What does working with Vanessa look like?

It starts with a conversation about where you are going and why. From there she builds the plan around you. For buyers that means pre-approval, touring, offer strategy, inspections, and closing. For sellers it means preparing and pricing the home, marketing it to the right buyers, and negotiating offers through to a smooth close. All the way along, she keeps you informed, so you always know what is happening and what comes next.
